White Box Demolition & Lease-Ready Preparation

J. Thomas Property Services recently completed a significant demolition project at 1361 Brass Mill Road in Belcamp, Maryland, removing a former tenant’s interior buildout from within a larger industrial warehouse facility, preparing it for future leasing.

The project involved the demolition and removal of approximately 1,500 square feet of interior space that had been constructed inside the warehouse for a previous occupant. Scope included the removal of interior walls, vinyl flooring, ceilings, plumbing, HVAC components, electrical infrastructure, and other tenant-specific improvements.

By returning the area to a clean white box condition, the ownership team gained greater flexibility to market the warehouse space to a broader range of prospective tenants while reducing the work required before a new tenant can customize the space to their needs.
